A passion is helping veterans and their families find homes, dream properties, and launching into real estate investing.

Your friend could offer a very large EMD that shows he’s serious and has the money to close. (10-20%) this doesn’t cost anything and helps them stand out.

As someone who works primarily with investors its rewarding being able to help clients to continue to grow their portfolio and receive referrals from them. 

If the PM wants to waste their resource defending evicting a tenant that paid on time for not paying, I am fine with that.
