It was reasonably priced (like 30% over hourly wage) and no headache, highly recommended but I bet everyone will say to use a contractor, just think if they are in a wreck on the way to show a property for you, will a court rule them a contractor, read the IRS guidelines.

Those are definitely units you'll want to try to bullet proof to lessen the impact of rough tenants and you may have to redefine in your mind what "rent ready" means.Good tenants don't live in rough areas no matter how nice the unit is...That said, there is money to be made... if it's the PM's headache and not yours, financially it might make sense.

You can buy a property in the "hood" for less than $20,000 because the numbers look good, but I think it will cost you in the end (headaches, vacancies, damage, replacing copper piping between every tenant...)

Changes taxes, bank wont loan as much and just alot more headaches.My attorney said a umbrella policy that covers over all the properties is just as good as a LLC but with alot less headaches and costs.Right now I just use a separate personal checking bank account to keep all my rental stuff in, but does it really make a difference if its a checking vs business account?

Less vacancy, less repairs expenses, monthly cash flow, you still own the property so you will continue to collect cash flow, and you’ve had significantly less headaches the whole time.
