Since it was from ground up and they've done this before, they have an idea of costs.Now, some of their estimates were off some.

The existing duplex will be fully gut renovated with brand new everything and the new house will be a ground up duplex which basically gives me a QUADPLEX out of this property for the ultimate home run. 

Although I understand current conditions may make this process more difficult, I am hoping to leverage the time to better understand my area and build my team in order to hit the ground running when the time is right.
