As a designer and a Realtor, I've seen so many flips on the market that have obviously been done by a male (sorry guys) with no experience in design concept.

Then I move the funds to TransAmerica, then to Edward Jones, then to this self-directed IRA for the syndication investment.I don't understand at all how I am supposed to track what funds are before-tax contributions and what funds are after-tax contributions.Can someone help me understand how I can make sense of all of this? 

In one podcast I listen to on investing they discuss the concept of "equity harvesting" on their properties.

Now you can plug as many factors into your shiny proposals but conventional loans generally don't like concepts, and private investors give you the experience talk every time, and I don't necessarily have a huge amount of equity in my current home to pull a big enough chunk to fund any sizeable project...

It is a strange concept investing in an area you are unfamiliar with, but sometimes that is what is required to purchase rental real estate that actually cash flows. 

I get the general concept, but I want to talk through some details. 

Rehab-Tear down walls to create open concept-New Ikea Kitchen on main floor with higher end finishes I purchased afterwards (previous owner had business and kitchen was upstairs) -Tore out old water radiant heat and pipes -Installed brand new Natural Gas HVAC and all duct work-New flooring on main floor -Redid wood stairs that were covered with carpet -Installed new fenceLoved the journey however long it took!

Some kind of outhouse concept thing from what I remember.Any good ideas for making land like this useful?

If not, what are your thoughts on this concept?
