Is it legal to put a tenant's (or multiple tenants') security deposit into a savings account and then collect the interest that the deposit makes for you?

I say compute as my CPA also computes and files for me as a double check.I have an experience once where my CPA left his practice and thought I knew enough to do it myself, as I have a MBA in finance, and didn't have one for several years.

Your issue is collecting unpaid rent for April and damages to your lawn.The first step is to properly notice them with a 3 day notice to pay or quit.

My suggestion for the next 6 months are education, and you can do that practically for free.
