Add the deposit to that and you are asking them to come up with how much money in 30-60 days when money is tight and Christmas is coming.Also check to see if you can increase your rent right now as some areas have banned rent increases.

Portsmouth/hampton/Newport news is a much cheaper area and might be worth a weekend youre free to take a trip.

Otherwise you may have a vacancy for a few months, especially as November is right around the corner...and we all know how sucky it is to turn a unit over between Thanksgiving and Christmas!

In my experience with hundreds of rentals, incentives are more likely to create a sense of entitlement and more demands with no guarantee of better performance by the renter.I manage properties for dozens of owners that kept rent low or gave gifts (including free rent every December as a Christmas present!)

Gary Vee has a team of professionals doing his content marketing and is open about the fact that he works 16 hours a day and sees his family on weekends.

I do have an excellent property manager who is himself a young investor that I trust and am willing to complete the rehab myself evenings and weekends if not too far from home (I am extremely capable with construction/handyman type stuff) so if I can find a deal and solve the problem of entry cost I should be ready to go.
