If there's any kind of hiccup on your loan, rural, appraiser can't get in to the property, insurance guy goes away during Christmas, any credit issue that has to be explained, it will take longer.Nothing is a rush right now because everything is a rush. 

Technically its not my first purchase as i own a primary home 1bd 1ba condo in NYC area- which i bought after seeing it once during a weekend tour where i saw 10 other properties.

The thought that politicians are going to open up the flood gates for evictions days after Christmas in the middle of winter seems far fetched. 

They now spend 4 months of the year in FL, the odd summer weekend at our Lakehouse & enjoy putting REI deals together. 

Most of learning the wholesaling side of things is hands on action, and the self learning at night or on the weekends helps as well!  

We spent evenings and weekends cleaning them because we couldn't get reliable cleaners.

weekends NOPE those are your money days  My last brokerage I co owned we had 50 agents.. and there was 3 of us that owners..

So those payments, yes they don't come to me until the 6th-8th (depending on holidays, weekends, etc) but I can see on the 1st whether or not the payments have started.

We set up a Christmas tree in the place I'm going to show them. 

I'm closing on my first duplex investment as a house-hack just before christmas!
