Since I'm planning to do this from out of state, I'm uncertain if this is a wise decision, especially since it's my first time venturing into real estate.

Obtaining a real estate license, collaborating with wholesalers, and reaching out to local investors can provide valuable insights.

There are lots of reasons: you are young and just starting out, your job doesn't pay a lot and while you save what you can, your job doesn't pay a lot or you have a good paying job, but spend most of what you make and don't save any. 

If we invest in a 2-4 unit property I would live in one unit and we would rent out the other units.

Joon,You will have better luck if you own a home and can do a cash out reifnance to take out enough cash to buy it all cash.
