That makes me feel good because I have already started to feel that in my gut...thinking if I can buy in an area that I feel will get appreciation in value and rent, I can start off at a break even-ish and feel good about the future.

So let's say the lender's opinion of the ARV is $170k, They would only feel comfortable lending on 70% of that so about $119k max exposure.
