We put in about $60k in rehab, and we now rent a 2-bed unit for $2400 and Airbnb the cottage for about $2000 (so far - it's still early to get reliable long-term numbers).

Well the market in 04 here was HOT.. and I took a two bed and made it into a 3 bed. so the market rescued us.. as the property in the year I owned it went up about 75k in value.. ( not something in most areas of the country you can count on or will have happen).. so we made a profit.. but it could have been a bummer.And to add to the complexity senior deferral you can only find out about it by calling the tax department at the county there is nothing on line. or of record.

I just bought this 3 bed 1.5 bath 1400 sq. foot house in Decatur - nicer end of Decatur.  

I came across this house built in 1983,bank owned. 3 bed 3 bath 1400 sq ft. 7000 sq ft lot.in an overall nice neighborhood.  

It is infested with roaches and bed bugs.

A 5 bed 3 bath Victorian for 50,000 in prime location or 2 bed 1 baths for 10,000.

All the other homes we own are blue collar rentals 3 bed 1 bath types with a duplex and a triplex mixed in.

Tucson is a heavy travel destination in the winter time (although we're getting our butts kicked by El Nino) and I, as it happened, recently had my parents visit for the first time so I'm (relatively) flush with clean towels, bed linens and a new grill.
