So there are TONS of great qualifying tenants to choose from providing that your rents are reasonable.I typically get 700 and some 800+ FICO credit score (know the difference between different Credit Scores is a MUST) applicants that I don't have to compromise to achieve the tenant that I'm looking for.I RARELY get anyone with a ding on their Criminal History Check.

I chalk that up to someone working their natural market (friends, family, neighborhood) and seeing what they can get out of it.But when I post a CL add for bird dogs I usually get a lot of "applications" from people who really don't follow directions and wonder why they don't get their ~$1,000 finders fee.

@Melanie DaigleTo me real estate investing means - rental property.Sure there are probably a dozen websites you could use to access all of the stats you need to analyze reams of data to determine what I see driving down I-45 everyday - a lot of out of state license plates means new people moving to our great State - now I am not currently seeing as many non-Texas plates as I did a couple of years ago- and it reflects on the number of applications I receive on my properties and days on market- I know.... not really what you were looking for, but it works.Happy investing

Requirements for an Ohio Real Estate Broker’s License The applicant must hold an active salesperson license for two (2) of the last five (5) years and comply with the following requirements: If licensed prior to 1/01/1972, no further education is due If licensed from 1/02/72 to 1/03/84, you must have taken the required 120 hours (courses #1 - 4 listed below) • If licensed on or after 1/03/84, you must have taken courses #1 - 8 listed below and possess a minimum of two years of post-secondary education (#9), or the equivalent hours of sixty (60) semester or ninety (90) quarter hours.

For your specific situation now I recommend doing one of the following: (1) use a name that is available and file an Application for an Assumed Name Certificate (TXSOS Form 503) with the name you want to use (assuming it is available), or (2) contact the owner of the company with the similar name and ask him if he will consent to your use of a similar name--if he will he must execute the Consent to Use of Similar Name form (TXSOS Form 509) and you must file it with your Certificate of Formation.
