Sorry I do not have experience directly relating to that, and I think it could vary state to state. 

I recently started to have an interest in houses in Philadelphia and I noticed that there are some cheap houses there with squatters. 

On a related note, is it clear what would constitute a project/renovation vs. routine maintenance and is that spelled out in your agreement?
