This leaves me to consider mid terms rentals as a way to generate above average cash flow while having a reasonable amount of management. 

I work with a guy that can install that roof by himself in less than a week.

So outsourcing some degree of property mgmt would be a must... but the deal won't work paying a local property manager a large % of my revenue...Instead, I would set up my "boots on the ground" (cleaners, handyman), and would need an offshore virtual assistant to manage guests and coordination of my local team.

My house hacking plan is to get a distressed MFH using a FHA 203k loan with about 3.5-5% down, and fix up the property to increase my equity.

In finding a new place to reside, I would again require funds for a downpayment on the purchase of a new home or reside in a rental myself until I save up enough funds for another purchase.  3.
