hi, i’m in pennsylvania, and every time i win against my tenant in court and am awarded possession of my property, the tenant simply appeals the case within 30 days (usually on the 30th day) with no justified defense, buying himself months at a time while the courts issue a new court date . is there anything i can do to prevent this next time?

If your goals are cash flow only (as in you want mail box money to live off of), then finding that cash flow market would be your best bet.

have you spoken with the seller and discussed how you both want to make this transaction happen. you dont want the attorneys to win. so why doesnt he give you time so he can vacate the tenant and you can get the financing?

Off-market is likely your better bet.
