The AirBnB model works well, but it requires more initial management.

The rent by the room model and high ROI peeked my interest, my business model is to impact as many lives in a positive way as I can and i feel this is another great way to do that.

I get that they seem all but identical but they really are miles apart, vastly different assessment systems, completely different marketing and sales models, just really 2 different worlds in total. 

And I tried to be as comprehensive in my modeling as possible, including purchase and sale closing costs, the value of tax deductions, management costs, etc.I know this community is dedicated to investing in real estate specifically, but it's still an investment, and every investment is measured by the profit it can produce and must compete with other options.What am I not understanding or missing here?

No one could have predicted that 3-weeks crash period even with all the data, modeling, forecasting, etc. 

Just from your description of their model, I would have ran away from this opportunity immediately!

Our model is constructed primarily around the BRRRR strategy, while being open to other opportunities that occasionally arise when you build a real estate company.

The reviews I've been reading about new models is that the quality of drying has vastly improved.

If you can rent it for more than your living costs now, you should just rent it out and stay put.Figure which way is the most efficient and model what that first year is going to look like from a cash flow perspective.
