@Amber K.I am exactly in the same frame of mind when it comes to what seems to be a play on words in many of these instances where it may seem to be legal because EVERYONE does it and it may be taught by some guru and yet seems very cold hearted and in fact, IS ILLEGAL.I'll give an example from the pre-Crisis days that really upset me, but was very common practice.I had joined a Real Estate Club, formerly called Cash Flow NYC, where the members were presenting deals.The way the deals worked was that someone had to be a "Credit Partner" who would be paid $10k to basically put their name on the loan as an owner occupant.

If there is someone you trust in your market who is working at some degree of scale, they are likely to have used hard money at some point and can point you towards a company they know performs.We've worked with a few different hard money lenders in the past, and their quality varies wildly, so getting a warm referral goes a long way towards building confidence for all parties involved.Another good referral source are the established wholesalers in your market.

@Micah Franklin as a more long-term play (probably won't help you on this one), I would recommend networking to find private money lenders so you have them on warm standy-by. 

I would definitely consult with another agent if you ever feel your agent doesn't have your best interest at heart and is merely after a commission, which isn't uncommon.
