Looking for someone that has STR rental experience in the area, especially if they own their own STR's would be a huge bonus.

I've also toyed w/ the idea of bonusing based on 5 star reviews for all metrics tied to their duties.  

Vacancy can also be a variable, but is best calculated as a constant, with a worse-case scenario as a calculation, and anything better than that as bonus.

It also has an in-room washer and dryer 2 large rooms a smaller room 2 nice redone bathrooms and new granite counter tops and a bonus room that can be used as an office to work from home. 

If I can depreciate it, can I do a cost segregation on it as well and bonus depreciate as well?

The bonus depreciation seems to be the best tax advantage.  

I've noticed some houses listed on the MLS will have been lived in as a primary residence but will maintain their rental license, so that's a bonus. 

Then I would also replace old shingles with newer siding, increasing value of the house.At the end of the day I really like the house its on a quiet street next to a country club (the garage was just a bonus for me at the end of the day) and my goal was to lessen my commute.
