It gave me the option to appeal by 20 August although I didn't receive the letter until after this date due to mail redirections.I spoke to my PM and he said he can be of no assistance and it has nothing to do with him.I said to him 'Aren't you responsible for managing the tenants, including their illegal activity?'.

Once you win they hand it to a processor in India that will also be very robotic scripted, like your standard customer service line these days.The silver lining is that their one-sided contract and policies generally scare off the normal consumer and most realtors don't want to deal with them, so they eventually have to make the price appealing to investors. :)

I'm sure you'll have no problem renting it, there is a need for small but functional housing even if it doesn't appeal to section 8.I'm also pretty sure you will be taken advantage of if you don't get a great property manager or get educated about low income landlording pronto.
