I am reading the investment guides, listening to podcasts and watching YouTube videos regarding house hacking but I still feel like I am missing information that may be crucial to know for my area.

I have been watching a lot of videos lately on it, but there is a missing part not explained in any vids I have seen and I'm not understanding something properly.

Search on BiggerPockets.com under Education and you'll find numerous articles and videos on analyzing deals.

Study up some first online, books, videos, BP podcasts.

Assessment was only 280k so I offered1 million but broke the purchase price down as 100,000 for vehicle and video equipment, 60k for consulting for 6 months, 45k for goodwill with the remaining 795k for real estate.
