I personally love visiting New Mexico, but I feel like it's an oft-ignored state that the vast majority of people know little or nothing about.

@Kerry Boyle You would think that hard money lenders would be okay with seller carry backs, but the vast majority aren't because they want you to have skin in the game.

A few for sure....but by far the vast majority are at big name brokerages.

I beleive all the sob stories all the excuses.. and i have finally realized those sitting on the side of the road that will work for food really wontIf I never talk to another tenant in my life i will be a happy camper and i wont as i will never buy rentals again.but I am in the vast minority.. and just don't have the skill sets or personality for it.you must be very tough .. you can have some compassion but end of the day your tenants do you not look at you that way.. 

The mentalities of real estate investors like us and the decision makers for REOs can be vastly different.

This section with a library on building technology  may be something you can use.  

I think getting to 100 million alone by just investing in real estate is possible but I think the vast amount of investors use multiple vehicles to get there.

A lot of people really like Dave Ramsey, and your local library should have his books and others available if you haven't read them already.

Or it felt so since 2000 on.As a side note, I did feel reminiscent of my communist days during the previous 8 years when for example checking out a certain book from the library would be considered a daring activity.
