When people call, I say, "I am looking for someone who ultimately wants to own the house.

Not to mention you'd have to find a lender willing to then lend to you on that basis to accomplish your ultimate goal, which would be at best unlikely.

Have you read through the "The Ultimate Beginner's Guide to Real Estate Investing" yet?

I decided to attend because it's one of the recommended steps for new investors like myself, who are looking to network with like-minded folk.Sidenote: I think I read that somewhere in something called the UBG (Ultimate Beginners Guide to Real Estate Investing found here on BP - If you haven't read it - do so!).

The deposits were ordered back to the tenants, and they only had to pay half of month of rent in both cases since they ultimately vacated prior to the 15th of the month.  

With a fairly low income (43k) I have been searching for investments that will increase my income so I can then snowball the larger amount of income into more investment's ultimately creating long term wealth. 

Ultimately, I'm going with another bank that only requires 15% (with PMI) or 20% without, but they did not mention anything about a minimum either, we're purchasing the home for 50k.

My guess is your price is too high, or - in this limited inventory environment - you'd be getting showings and ultimately offer(s) via your current listing on HAR/MLS.

So many factors go into this asset class and while the data is a good place to start each house is radically different in attraction and ultimate returns.
