The later choice takes times and rarely bears fruit in our experience. 

A tool I have communicated to the cleaners I ultimately did not hire was to ask them if they would be interested in working on an "emergency" basis just in case my new hires are not reliable... they like this opportunity and will likely make it a point to deliver as a chance to win business.

Your choice is to go along with the scam Tenant A started and work with tenant B or get rid of tenant B is MA currently allows you to do that. 

My goal is to ultimately cash flow but I don't want to be in a rut if I wish to sell and buy bigger in a few years.

Here short term rentals are very seasonal.As a newbie, I was under the impression that buying a brand-new apartment would be the right choice for me.

To me being an agent for all these decades .. its a lifestyle choice .. its not a job per se. mainly the more successful you become as an agent the busier you get.. there are so many perks to being a successful high producing agent FAR in excess of just the commission income. 

Not my first choice as I was wanting to keep my debt and tax burden lower on my primary residence but I think it’s my best option long term to take advantage of the low rates while they last.
