I would need to appraise a Multiunit of 4 units in Oakland, CA 94609 : the sq. ft. is 5231, built it in 1907, and they get a rent of $4200, $3500, $3700 per month being  3 bed, 2 bath; 2 bed, 1 bath; 2 bed, 1 bath .Would you be able to come up with a Market Value of the Home?!

Have them video the drain lines - it costs about $300, but it's not at all uncommon in homes that age to find rotted drains that are just dumping waste under the house.Mortar beds, plaster, etc. - if you're updating floor tiles or wall tiles, they're not going to be stuck to sheetrock or hardie backer.

One thing to consider if the association allows you to add it, will the hoa fee go up because its now a two bed or do they just go by sq ft.

But there is a decent amount of stuff that would make ideal rental property (3/4 bed, 2 bath, newer build, great schools, very safe, lots of shopping via Southlands Mall area that is booming) in the $300K-$350K range in the area that can work as cash- flow-positive at current rental rates, and even with some softening on rental rates.

I was honest with her and told her that I haven't dealt with this before and that I would check into it.The property she occupies is a 900 sq ft 2 bed 1 bath with a family room and a non- conforming "office" in the basement with a single attached garage and a large shed in a fenced backyard.
