Hi Kevon, what Allen said is true just keep your nose down and get some good rentals (1+% rule and around colleges,military bases and hospitals) and above all else take care of your tenants (very very important). 

It would blow me away if not a single one of the opener units out there could support the way your garage was designed, a situation that would have taken skill by an evil architect to make a future homeowner's life more miserable.But if it's true about the garage door not being rent ready based on a core design issue, get a couple of different quotes from contractors for redesign where the door can be automated

That's not a bad thing, but rather it's a bit scheezy of these brokerages who say "you keep everything" when that's simply not a viable business model, and not true.

It can be true, but remember lower price just attracts customers who are cheaper and odds are good you end up in a lower margin business.
