What other smaller cities/towns do people invest in/ looking to invest in?

There aren't really any cities, just towns.

As far as groups go, there are many active investors in town and many have FB groups or meetup.com groups that meet regularly.

The state and town regulations do vary greatly for these types of facilities, but I do think there is a huge opportunity to capitalize on this growing business model.

What area of town did you buy this duplex in?

I was wondering if there’s anyone here with experience in investing in military towns (Colorado Springs or El Paso, for example)?

I'm just about to close on my first rental property (house-hacking a duplex in a small town outside of San Diego, CA). 

I purchased a condo in a college town years ago when the markets were down.

I should mention I live in a resort town on a lake and that's where most of my rentals are, there are tons of STRs here, but when you calculate in the vacancy times during the winter it isn't worth much more.
