I feel like I have my bases covered, but am wondering if I'm missing anything obvious or if you have any tried and true questions that help weed out the bad ones.Overall - can you help me get over the fear I'm having about handing my units to a company who (seemingly) will sweep in, re-lease to their paperwork (thus charging me 8 re-leasing fees), disrupt the tenant and their current habits (all of which are well-trained save for an older Section8 gentleman) and ask them to make changes? 

Late fee is 10$ per day after the 5th....so she is up to 100$ as of today....she says she's bringing me the other 300$ that she owes on rent on thursday...but she can't pay the late fee...so my question is does the late fee continue to accrue until she's paid the total WITH the late fee or do I have to stop it accruing as of wednesday if she pays thursday?

I do rent it room by room, so I have a total of 6 leases for the one property.

If I had to go to court, I am comfortable that I would win at least $1600 but obviously I'd rather settle and be done with it. 

In The build that has a total of 4 units.

Question:If another unit decides to rent out his/her place we would obviously go below the 51% owner-occupied threshold.

So, total fixed costs per month totals $752.

So if you sold a property for $200K you could name 4 or 40 properties but their total value couldn't be more than $400K 3. 

Hello,I am working on a deal that has several IRS tax liens totaling over $125k (plus interest), these liens are set to drop off as of 2023.

Obviously I'm a newbie so I would love to hear everyone's thoughts about this general plan.
