Remodeled primary bathroom with all tile shower, replaced toilets, redid all flooring, painted interior and exterior, all new kitchen cabinets.

Not sure if North Providence uses Providence Water for their supplier but you can look it up.

Other than that my specs are...Less than 20 years old, tiled non-flat roofs, stucco siding, no grass, 2-3 car garage, 1500-2500sf 3-4 bedrooms. 

@Tim Chapman Rutland Vt is supposed to be the solar "capital" of Vermont and Green Mountain Power(electric supplier of most of Vermont) wants to make Vermont as solar as possible.

The tile has to be clear and insurable at the transfer of ownership.

(roof, under sinks, etc.)Look at the roof, any missing shingles or tiles...any look damaged?

Main unit is mix of tile and stained concrete, since we will live there, we really want carpet in the bedrooms. 

I hired cleaners in the spring to prep for upcoming turns and once there was a good rapport and a trusted relationship, then I would ask them for recommendations for painters, tile guys, carpenters, etc.

On the other, the purchase of 5 units or more has to be done under a Commercial Loan which will require a hefty downpayment and interest rate 75% to 100% higher than through the sole-proprietorship  I have been told the transfer of the tile between sole-proprietorship and LLC within the first 5 years is frown upon by the Banks plus it could have negative legal consequences. 

Are you replacing tile or wood/carpet.
