If you want that product and it's not in your area then you can either try to change an existing building to it if the demand is there, demolish and old build or buy vacant land and build it, or find it available in another area.If you demolish an old building sometimes the benefit is it's an eyesore to the community already where you are not tearing away nice trees etc. so you get easier approval to re-adapt the space and the community comes on board faster.   

What you have to consider is what trees are on the property.

Clear a driveway and start to clear out a place for the house, on the best location on the lot (look for a slight rise, and in most towns around us, you want to be back a bit from the road.)Cut the trees you drop into cordwood and split it.

Mowability, having steep areas, gullys or other problem areas will cosat money to cure making the property similar to other comparables.Mature trees are a plus, you can add at least a grand for a large walnut tree.

Larger size lot than others in the neighborhood, great school area, not far from higher education places, and with lemon, orange, ackee, and mango trees.
