I would also guess that at some point you will see a California style property/rental market crash.

I'm currently waiting to get my application processed to take my test in RE Agent test in California.  

In CA sellers must disclose the death of an occupant that occurred within the last 3 years.

I live in California and have owned a rental in Austin for 9 years. 

That sounds fine to me if we can agree on terms and it goes through the LLC but do I need a RE or brokers license to manage someone else's property in CA?

But us folks in Real Estate a dependable vehicle is a must.. especially early in my career when I drove over 40k miles a year and was selling ranch land in Northern CA... many of my listings were 10 to 30 miles back into the National forest.. not a place to be bringing your used car..

Greetings BPI just picked a a huge 9,000 sq ft vacant lot in the city of Orange, near Santiago Community College, its a very nice part of the city, in the canyons, a lot of beautiful and expensive homes along the hills.I have been wholesaling for about 3 yrs, and just started rehabbing last year, I wholesaled the house next to the lot, and it just so happen the same seller owned the lot next door, so he calls me a month later, tells me he is leaving Ca for good...he 85 years old and just wants to sail.....and so he sells me the lot for 125k....unbelievable. 

Has anyone in northern California (bay area, san jose, san francisco, Oakland) had experience working with Lerman Law Partners, LLP?
