I suspect they will agree who gets what and the first option will work out, but I would definitely want to document that EVERY tenant agrees before cutting those checks to the departing tenants.

I have purchased properties with lower initial cash flow, but they had value adds and good appreciation outlooks.Both syndications that I have joined recently I suspect will produce near 20%. 

Also, a value of $75k is suspect if you can only get $55k with seller financing.

I suspect the answer to be very few. 

If you take the cashflow and invest it instead of spending it, I suspect you could easily build to 40+ units within ten years. 

The last 7 properties I purchased here total less than $200k and I suspect you couldn't buy too many in your neighborhood for that.

I'm suspect of local bookings - usually quality if people and situations are not as desirable4.

As owner occupied I suspect seasoning will not apply but verify this with a loan expert. 

His property manager tells him its rented at "market rates" but I suspected the property manager is out of touch with current rates, and/or lazy. 

I look at my cameras if and only if I have a reason to - like my housekeeper thinks that a dog was snuck in, or I have other reasons to suspect the guests might throw a party or something like that.
