I'm having a dilemma choosing LVP flooring for a buy and hold remodel that will ultimately be a Personal Care Home in Georgia..The choices are Traffic Master LVP @$1.78/sqft, Duralux Rigid Core LVP $1.58/sqft (sale price cut from $2.29) and Lifeproof LVP @$2.78/sqft.Based on the product features, warranty, etc I'm leaning towards Lifeproof which is sold exclusively by HD.Any seasoned floor experts out there that can weigh in?

They will tell you what you can and can't do to.Certainly talk to a lender before exploring any entities or trusts as you will usually have to hold title in your name for financing.Once you understand what your borrowing options are, you can think about arrangements with your sister.

Best regards,Matt  If you plan to move back into the property in the not too distant future you might hold out to do a home equity loan or line of credit as an owner occupant so that you get decent terms and a workable LTV max.

If she goes the route of canceling I would hold lender liable for the EMD (I assume this was waived) and also hold them to crediting the appraisal fee too.
