A few pros and cons:Pros: Great management companies, stable employment, strong occupancyCons: Valuations are very high, lots of supply coming to the market in Manchester/Scott's Addition areasHampton Roads/Norfolk is a good market but is very neighborhood dependent.

Please correct me if in error but unless you fix the crime, salary, and schools you may have a challenge renting all these new high end homes you just spent millions on.

He said just having that option contract makes evictions more difficult, and that I will be challenged to return the option fee.Do you mind sharing some details on evictions you've done where you had a lease option?

Given supply and demand I'm guessing rental prices wouldn't go down by that much.

Obviously, I'd need to hire a property manager if I went this route, but I'm curious to hear the challenges, or benefits, that come with long distance investments.3) Is "retiring" and living off your rental portfolio a realistic goal?

You're at the 2% rule which is good......my concern is if it's a $20,000 property it is definitely in an "F" area so you may have some challenges regarding keeping good tenants, collecting rent....etc. 

Now they have more work than workers so they raise prices (supply and demand).
