I would offer a color pallet for the tenant to choose from. 

It doesn't necessarily refer to color, you can use it with any color, or white for that matter. 

Make sure you select colorful items to give it a pop of color.

I see that a lot of landlords like Navajo White, but every brand has their own color.

If the countertop is in good condition I would leave it, and add a light colored subway tile backsplash.
