Hi @Adam Sechrist What I would do is offer the initial value of the property, the purpose of obtaining the deal.

I know that this topic has been posted before,  I was following that initial discussion, however the results were minimal, and perhaps someone may know of new options that have become available between then and now. 

Hello Everyone, I am new to money lending (I have funded one mortgage so far) and I am trying to decide if I should proceed with a first mortgage opportunity.The property was appraised at $150,000 but the appraiser makes a strong note of caution that it could be worth $132,000 and be hard to sell.

A strong rental history is more important to us than a poor credit score.

My initial thought was to ask my father (who is living on his inheritance) for a $10k loan, but he doesn’t think that now is a good time to get into RE.

Chad,I strongly suggest you review the By-Laws of the Association to determine what parts of the Building you will own. 

Hi @Maria McCreless our company has been sending mailers for over 15 years and found it to be a great tool to locate motivated sellers. 5% is a good initial response average.
