If the taxes, insurance, or other expenses start eating into your margin in future years and cannot be offset with rent increases, determine how much COCR you are willing to give up or look at selling (1031 exchange) to get into a different property where the numbers still look good for the next 3-5 years or more.

You can get 7% cumulative gross average in a stock market index fund so real estate has to AT LEAST double that for me to be interested.

For now its saving up as much as possible and likely going with a mix of dividend growth stocks and property, but we'll see.You have a great chunk of equity in your SD house that you can hopefully use to start your journey whatever it is, good luck and check out the podcasts for other great RE investing ideas.
