You could likely engineer a deal where he sells you a couple that you finance at more of a discount to allow your LTV to be low enough for a small down payment.

Allstate does a good job and gives you a discount if you have your house and car insured with them as well. 

bought the property and at somewhat of a discount.. gave the old owner a life estate. owner lived another 6 years  passed away.. once that happened I split the lot demo the house and have 3 new builds going now.
