Out of curiosity, how do you all begin looking for a professional in a sea of options?

What other options do I have to sell it separately?  

Or since it is a long-term investment and not the primary source of partnership income, could it be considered interest income that would not be subject to SE Tax (as if I had received a 1099-INT)?

We are looking at all options and any suggestions.

I am hoping to meet with someone in my area later this week and discuss all options that may be available to us in our local area for now, in regards to our current situation, financing options, and properties in the area. 

@Daniel King as long as you give tenants payment options, they can "pick their poison".Most free software for owners, make their money by charging tenants.We've designed our charges to encourage online payments and discourage mailed payments.FYI: not sure you can legally NOT accept cash, but you CAN require them to only deposit into your bank account instead of giving it to you.

I always use a mixture of sources between Furnished Finder, Zillow, DPGO, and other sites to understand the supply and demand of MTRs in the given market. 

I think a lot of people get stuck on the 203K, but there are options for renovation loans that are Conventional, VA, and USDA in addition to the FHA 203K and real estate investor loans (ground-up construction, flip, and DSCR).
