If you're already in this forum, then the challenge is in how you obtain one without the other suffering.Everyone has had a different journey with money prior to marriage and a wise spouse is one who is sensitive to that.

Perhaps when I'm less capable I'll invest passively but for now I'm putting skin in the game

Often times I read posts that validate my own what-ifs, and give me direction toward exploring better options and platforms for myself and my family.And I chuckle from all the wannabee investors I read about or talk to in person who are unwilling to put any skin in the game, but want value or want to "Save money", or they don't understand the numbers.

My skin is crawling just reading this thread...

Other people are not so price sensitive or nit-picky, and just want to save themselves a headache.

Agree with everyone else - just tell them what day so they can move cars and stuff away from the house, and that it will be a bit noisy while they replace the roof in case your tenant works from home or has pets/kids that may be sensitive to noise.

You have skin in the game and you don't want your money to go to waste. 

So I know the lender wants me to have some "skin in the game".

If your analysis is sound and you were able to give the Limited Partners (LPs) a 10% cash on cash return - the returns will be more favorable for you and your JV partner.As for syndication… in my experience Equity Investors, or passive LPs, would/will like to see “skin in the game” and have you invest alongside them.This deal isn’t right for syndication (too small in size), IMHO, and while it’s great that you have excellent credit you’ll also need a track record before you can be the lead operator and carry the fiduciary responsibility that comes with syndication (I’m surprised you feel comfortable with that role having zero experience), handle all the day-to-day operations, and make major business decisions.

When you're dealing with such sensitive transactions, your partners will make or break a deal.
