For a few details, I'm currently sitting at about a 90% LTV, have a full time W2 career as a senior financial analyst and am willing to bring cash to the closing table to bring the properties down to a 75-80% LTV.

I don't want to fall into the trap of buying because I feel I have to, but that said I've got cash sitting around drawing 0.01% that I need to do something with and this seems to be the best in my area, other than a distressed property I'm planning to snatch up if the current under-contract falls through.

They also add depreciation back to the formula since that is a non-cash expense and they are really looking at cash transactions.I actually had a client recently sit across my desk from me and say "We're trying to go for a mortgage, so we need our income to be as high as possible.
