It's a bit of a rip-off for the tenants as the flat rate usually costs more than the metered rate of a 3 bedroom home with 2 baths and 4 sinks (2 bath sinks, kitchen sink, and basement sink that never gets used) metered.

"Too many people can get lazy and feel they are adequate enough to get by and that's when mediocrity sinks in.

We even used the same bathroom sink faucets as you on one of your units.

And where you are getting out of a sinking ship (CA) the sooner you liquidate and relocate the more your returns will not be effected by the declining markets you are leaving. 

I know I'm coming to this a little late, but I'll reference the International Residential Code Section R307.1 which states that toilets require 15" from the centerline of the toilet to the finished wall, vanity, sink or tub and 21" clear from the frontmost point of the toilet to the finished wall (etc.) in front of it. 

The investor/buyer would need to sink some significant money in the renovation.  

We have the same problem on our 1940s clawfoot tub (cast iron) and porcelain sink in our STR over in West Seattle.

Just plumbing to a sink and some counters? 

Get rid of water filters and sink disposals and ice makers when you can.
