Since self-managing, I was able to hand-select my tenants.

The simple answer is: you advghe seller are responsible for the prorated taxes up until the day you sold it and the buyer is responsible for taxes after he owned it.

Cary, I am no lawyer, but a simple answer is you use a contract that you buy or have created for that very reason.

Who knows- it could be impossible or it might be simple and fairly inexpensive, but you can get a fast and free answer at city hall.

I want to have cash on hand.. but giving up 40% on flips is a big trade off.  

In addition, did it cause issues with refinancing due to the property being lease hold rather than fee simple?

Often times prices will differ greatly because of the simple fact that they are doing different things (This is also a way many contractors will try to squeeze money out of you).
