I'd also recommend a book: Set for Life by Scott Trench of Bigger Pockets.

Each Entrance should be planned with the exit in mind, and each exit must be set up to lead into the next entrance (plan) seamlessly. 

Just make sure you do your research in the meantime and set yourself up so that next one becomes a homerun, then the momentum will really start.
