Each of these are separate municipalities despite all being within ~15 miles of each other and have their own (tiny) population figures that would skew the OP's basic formula.

Besides all this, LLC is not the best way to go if you are just starting with a small or no portfolio to protect, especially in CA where it will cost you $800/yr CA state franchise tax, separate tax returns, and setup fees ... you can just get a $1M or $2M umbrella insurance policy under your name and the properties for some protection ... much less cumbersome and expensive.

Insurance will likely change so listing them separately although it may be escrow allows you to see increases/decreases ( +/- ) over a period of time.

Hey @Ben Roberts, when i used to Wholesale in NZ we had separate documents for nominating the mew purchased / assign the contract to the Assignee. that's why some contract have And or Assignee. having a deal you want to assign on the MLS sounds like potential pain.
