They sell them at the big box stores.

I have a lead and they may be willing to sell at below assessment which is about half of the appraisal.

And she made it all back just selling the one after living there 25 years.

If you are selling it that is an easy scenario but if you cannot sell it and need to keep it make sure you reviewed this scenario before you buy a property.
