@Jeff Gold - So drop your monthly management fee down to say $300/month for misc stuff if you were to self manage and re-run the numbers and see what your CoC is then.

If you keep the place up, once you move out and decide to rent both units you already have it budgeted, self sustaining, and it has a savings account for fixes so depending on how long you stayed and what you fixed, now it can make you money or you can start paying your premium down every other month.

I wanted something close to home because I will be self managing, but I am open to looking at neighboring/close states.

@Zac BoelkowMight be great, but I sent a long time on a W2 trying to figure out how to have income without the W2.Doesn't the self employed SS and Medicare taxes eat up a lot of you benefit in that set up?
