From a personal standpoint, I'm 1031ing some LT rental properties in Sacramento and was thinking of diversifying into a short term rental in South Lake Tahoe.Theoretically:South Lake Tahoe hedges seasonality to some extent due to the lake in summer months and snow in the winterPrices look interesting: ~$400k home that rents ~$300/night on AirbnbCurious what everyone else's thoughts are on a short term rental in South Lake Tahoe!

don't know but Oregon is quite strict in fact you need a developers license to rehab and resell homes .. even if your only doing one a year.. you can only work on homes you owner occ if its to be resold to the public you need a GC license for a developers license..

I keep digging, but it's been tricky to try to invest my few hard-earned dollars wisely when it feels like most of the deals are gambles.Then I see highly-leveraged projects / development-plays from some aggressive investors -- also more intense and scary than I'd like.
