I have near perfect credit score so I believe I would be able to get this loan. - Ideally I go in on this alone (hence the question above) but I also have a partner who is willing to put down half of a 20% down payment - any recommendations on how to split cash after I have moved out from this being my primary residence?

It's human nature to want to "score big" and often brag to your friends and family how smart you were if so. 

They will be reported as serious deficiencies (score reasoning code 22).However, there is an upside that the home-owners need to realize.

Also, I'd guess they sell ad space on the score cards, benches, and anything else someone will pay for.

Seeing what successful people are doing and then using your own modified version of it would be the best advice I could give you.I know Brandon Turner is always talking about the BP guide for new investors.

I can't really agree with getting some sanitized version of an operating agreement and filling in the blanks.

I use a scoring sheet that I attach to each application.  

But if you plan to live in a place like SoCal, then college degree maybe helpful.Yes, you can read Brandon's book on "no or low money real estate investing" but if you have a good W2 income job, it will open up doors for lending with banks the traditional way to start and then you can expand to the commercial lending (not dependent on your income or credit score).  

Both have free versions which work just fine and you can upgrade as you go.
