I’d never advise them as a first step for a rookie.

That doesn't leave much room for error.  

You have two options(my opinion as a rookie, yet, look into these before you do anything and maybe consult someone with more experience): if you have money or a home you're living in and have been living in, start looking for houses.

Often times, investors tweak the #s to make the deal barely function (on paper) and do not leave any margin of error. 

It was not till I got to the closing table that I realized the error, and at that point for a multitude of reasons it was too late to change the contract.

If I sell in spring, even with room for error (delay finding a buyer, delay closing, delay finding a replacement properties, delay closing on replacement properties, etc.)
