Economy goes down and tenants can no longer pay the rent, courts get backlogged with evictions, and the investor has a money pit that sucks away any potential cash flow for years to come.Any investor really needs to go drive these areas if they are looking to buy those types of products.An investor might do better to buy in a B area or better instead for new construction in a subdivision where the home owner rate is high and the renter ratio is low.

Definitely not a requirement for most renters here--I would say most would just view it as a great bonus if you have it.

Depending on zipcodes, renter is about 25%~80% of the population so in terms of demand its pretty nice. 

Yet you need to buy in these specific developments (all relatively close to Disney) with lots of amenities because that's what vacation renters expect.

In my market corporate renters aren't as prevalent and you'd need to be in a specific area for both short term and corporate rentals to work. 

I think you're right, I already spend too much time teaching them basic things like lighting the pilot on the hot water tank@Bob Okenwa I don't think tenants are really missing out, they probably have never had a smart home and won't ever get to as long as they stay renters

That has been sufficient security for the renters we have.
