I currently have four properties which are nine rental units that all do just fine but I don't have any experience with rent by the room and I don't know if it is a huge hassle or not.

You want to tap your realtors brain and experience for as much info as you can and you do that together at the house. 

But I'll buy in all cities, and I've been having good experiences in Newport News and Franklin also.

I owe about 60k on the mortgage.Here's my brief 2 cents based on actual experience and #'s.Bottomline to me is what are you goals and does this property meet or is likely to meet those goals within the time frame you desire?

No, it would not be looked at as experience.
