Deal making is about being liquid in the way you move with your conversations, you have to sync with the seller's mood and style of deal making, most people are horrible at it, and some people's form of deal making is purely defensive at all times.

Don’t expect to escape rent completely on your first deal, but if it has some cash flow as a pure investment, and you can rent it from yourself for pretty close to what you’d be paying for rent anyway, that’s a great place to start.

My three page letter does spell out minimum hourly charges for cleaning, painting, replacing light bulbs, changing batteries in smoke/co detectors etc.

Pure and simple.

However for the pure ‘saturation’ point of how many flippers etc are there, I don’t invest there.
